FEE SCHEDULE
EFFECTIVE MARCH 1, 2004 

WE REQUIRE SELF-ADDRESSED STAMPED ENVELOPES FOR ALL DOCUMENTS RETURNED BY MAIL.  TWO ARE REQUIRED WITH SATISFACTION PIECES.  IF NO ENVELOPE IS PROVIDED AN ADDITIONAL $1.00 IS REQUIRED FOR POSTAGE.

 

DEED $41.50 for the first 4 pages, 4 names and 1 parcel of property.  Each additional page is $2.00 and each additional name or parcel is 50 cents.

If a Statement of Value is filed with a deed there is an additional cost of $2.00.

THREE checks are required for the recording fee - two for the transfer tax with 1% in each check and one for the recording fee.  There are NO exceptions to this rule!

If the property is in 2 municipalities we need a signed affidavit stating the percentage for each municipality.
MORTGAGE $41.50 for the first 4 pages, 4 names and 1 parcel of property.  Each additional page is $2.00 and each additional name or parcel is 50 cents.
QUIET TITLE PRAECIPE $18.50 for the first 4 pages, 4 names and 1 parcel of property.  Each additional page is $2.00 and each additional name or parcel is 50 cents.
NOTARY BOND AND OATH $35.50.  We must have the original bond papers from the insurance company.  It must also be recorded within 45 days of the date of the commission.
ACT 287 $10.00
MAPS $17.00.  Subdivision maps must be approved by the Planning Commission. There is a 2’ x 3’ size limit.
HIGHWAY MAPS $20.00 for the first page and $3.00 for each additional page.
FINANCING & STATEMENTS $100.00 per UCC.  This fee is also for termination, continuations or assignments.
CERTIFIED COPIES Mortgages - $5.00.  Other instruments are $1.50 plus the cost of the copies.
Marriage Licenses - $3.00.
ASSIGNMENT OF LEASES & RENTS $41.50 for the first 4 pages, 4 names and 1 parcel of property.  Each additional page is $2.00 and each additional name or parcel is 50 cents.
EASEMENTS & RIGHT OF WAYS $28.50 for the first 4 pages, 4 names and 1 parcel of property.  Each additional page is $2.00 and additional names or parcels are 50 cents.  The municipality must be stated on the document.
LAND  CONTRACTS $28.50 for 4 names, 4 names and 1 parcel of property.  Each additional page is $2.00 and additional names or parcels are 50 cents.
MORTGAGE SATISFACTION  OR DISCHARGES $28.50 for 4 names.  Each additional name is 50 cents.  See Act 197 for what is required with the satisfactions or discharges.
P OF A TO SAT OR L OF A TO SAT $28.50 for 4 names.  Each additional name is 50 cents.  See Act 197 for what is required with P of A to Sat or L of A to Sat.
MORTGAGE RELEASE $28.50 for the first 4 pages, 4 names and 1 parcel.  Each additional page is $2.00 and each additional page is 50 cents
MORTGAGE MODIFICATION $18.50 for the first 4 pages and 4 names.  Each additional page is $2.00 and each additional name is 50 cents.  You must have the book and page number of the mortgage being modified.
ASSIGNMENT OF MORTGAGE $28.50 for 4 pages and 4 names.  Each additional page is $2.00 and each additional name is 50 cents.  You must have the book and page number of the mortgage being assigned.  We also need a certified address of the new mortgagee.
POWER OF ATTORNEY  $18.50 for 4 pages and 4 names.  Each additional name is 50 cents and each additional page is $2.00.  This price is for 1 person giving a power of atty to 1 or more people.  If 2 people are giving a power of atty the fee will double.  We must have an address to return the document.
MORTGAGE SUBORDINATION $18.50 FOR 4 PAGES AND 4 NAMES.  Each additional page is $2.00 and each additional name is 50 cents. We must have the book and page number of the mortgage being subordinated.
LANDOWNER CONSENT $18.50 FOR 4 PAGES AND 4 NAMES.  The signature of the land owner must be notarized and the acknowledgement filled out completely!

  

 ACT 197 - effective as of 2/7/03

ALL MORTGAGE SATISFACTION AND DISCHARGES ARE REQUIRED TO HAVE EITHER THE ORIGINAL MORTGAGE OR A COPY OF THE RECORDED FIRST PAGE OF THE MORTGAGE SHOWING THE BOOK AND PAGE NUMBER OR INSTRUMENT NUMBER.  YOU CAN OBTAIN A CERTIFIED COPY FROM OUR RECORDS FOR AN ADDITIONAL $5.00

 We do NOT return by mail any refund less than $1.00. 

 We do NOT refund more than $5.00 per recording.
