Important Disclaimers
All recording fees can be paid by cash, check or credit card.
- Credit card: Mastercard, VISA and Discover are accepted. An additional service fee will be added which is 2.5% or $2.00, whichever is greater.
- Check: Made payable to “Recorder of Deeds”. Returned check fee is $35.00.
All filing fees must be the exact amount – we do not give refunds. Any overages of $5.00 or less will be retained as a convenience fee (effective January 1, 2026). If your overage is greater than $5.00, the document(s) will be rejected.
Self-addressed stamped envelopes (SASE) are REQUIRED for the return of original recorded documents. The envelope must be of sufficient size and postage for the document to be returned. If a SASE is not provided, a postage fee in the amount of $1.00 will be added for every 5 pages or fraction thereof.
Purchasing Copies
For this office to print copies of any document, the charge is $0.50 per page. For us to stamp-certify a copy, add $1.50.
Pennsylvania Realty Transfer Tax
To record any document subject to Realty Transfer Tax, the tax of 2% of the consideration (or computed value) must also be paid unless an exemption is being claimed. Realty Transfer Tax is typically required on transactions that result in the transfer of real property rights, such as, but not limited to, Deeds, Oil & Gas Leases, Leases with terms 30 years or more, Assignments of said Leases, and Easements with terms of 30 years or more (except those for public utility). Review PA Title 61 Chapter 91 for a more inclusive list and further detail.
Statement of Value REV-183 (SOV) form
Required for any document subject to Realty Transfer Tax that either (1) does not state the full and complete value or (2) an exemption from tax is being claimed. Additional documentation may be required depending on the type of exemption. If a Statement of Value form is required for your document, add $2.00 to the recording fee but do not include it in the page count. This office cannot advise you on whether your transaction is exempt or not. Review PA Title 61 Chapter 91 for more detail.
- PA Department of Revenue requires the form to be filled out COMPLETELY, the only exception to that being oil/gas/mineral leases.
- The form must be provided IN DUPLICATE, otherwise a $0.50 charge will be added to the recording fee for the copy.
- Claiming a TRUST exemption requires you to provide a complete copy of the Trust Agreement with all Amendments and Attachments.
- Claiming a CORRECTION or CONFIRMATORY Deed exemption requires you to provide a complete copy of the original recorded Deed being corrected or confirmed.
Where no fee is specified, the fee shall be set by the Recorder of Deeds.

The above fees are pursuant to the provisions of Act 87 of 1982, Act 32 of 2002, Act 40 of 2017, Act 22 of 2023, Act 45 of 2025 and 72 Pa. Stat. §3173.
Document Size, Print Quality and Organization
All documents must be legible and must scan clearly. Document page size is limited to a maximum of 8.5 x 14. Duplex printed documents are acceptable as long as they can be scanned clearly. Organize the pages of each document in the order you want them recorded and clearly group pages of each document together.
Submitting Multiple Documents at Once
If you are submitting multiple documents in the same envelope, you must indicate the order in which you want the documents recorded.
Property Description
At a minimum, documents must indicate the State, County and Municipality the property is located in.
Property located in more than one municipality
Documents subject to realty transfer tax covering property in more than one municipality must state the percentage of the total property (in whole numbers) that lies in each municipality.
Notarized Signatures
The specific notarial act of “acknowledgment” is REQUIRED for each signatory on all Deeds, Mortgages, Leases, Memorandum of Lease, Assignments, Satisfactions and Letters of Attorney. Click HERE to see more information on notary acknowledgment guidelines. The notarial acts of “witness” or “oath/affirmation” are acceptable on other documents. All notarial acts must comply with the laws for notarial acts in the state where the act was performed and be appropriate for the type of entity signing the document (as an Individual person, as POA, as Trustee, as Executor, as officer of a Corporation, etc.).
Certification of Address
All Deeds, Mortgages and Mortgage Assignments must have a certification of address of the Grantee/Mortgagee and must be signed by the Grantee/Mortgagee or a representative of them. Typing the attorney firm or settlement company name instead of an individual’s signature is not acceptable.
Subdivision Maps, Survey Maps and Highway Maps
All maps are limited to a maximum of 24x36 inches, must be legible and must scan clearly. All maps must state the county, municipality and owner’s name, must be certified with signature and seal of the surveyor and for subdivision maps must include the planning commission’s signature of approval. All signatures must be original. Maps cannot be electronically recorded.
If the document meets the recording requirements and all fees and taxes are paid, the document will be accepted for recording. We do NOT check the accuracy of the information in each document, and confirmation of recording is not proof of the legal validity of the document.
